UNDERSTANDING A WDI INSPECTION:
When inspecting a home, we are looking for evidence of WDI activity both inside and outside of the home. Based on Texas’ Dept Of Agriculture (TDA) guidelines, this is a visual inspection looking for current activity, previous activity and risks to a home (Conducive Conditions).
Active Subterranean or Formosan Termites can only be noted when live insects are seen. Otherwise, visible evidence like pinholes, trails in the sheetrock, mud tunnels and staining on the foundation are considered evidence of previous activity. However, for Drywood Termites, Carpenter Ants or Wood Boring Beetles, it is rare to see the insect since they are inside the wood so when you see their frass (Powder or Wood Shavings that are 'Kicked Out' of holes as they are boring) is sufficient to acknowledge current activity. We are also looking for evidence of any previous treatments based on stickers under the sink or in electric panels, drill holes, bait stations or other treatment records. Often discounted as less important, Conducive Conditions are risks to a home that can be hiding current activity or highly increase the likelihood of causing WDI and pest activity around a home. So do not under estimate the risks.
